In the Hudson Valley’s fast-growing competitive marketplace, Mansfield Commercial Real Estate helps clients and customers make deliberate, sound business moves.
The firm is distinguished by its ability to provide the most up-to-date, comprehensive inventory of commercial properties presented in a format that facilitates the decision-making process.
The process begins with an assessment of the client’s needs. A team of real estate professionals headed by Elisabeth Mansfield identifies all properties in the designated region that are a fit with that client’s requirement. The appropriate properties are presented in writing and discussed, and the list is narrowed to a manageable number for the client’s further consideration.
Site visits are arranged at the client’s convenience, and followed up with a comparative financial analysis of preferred properties, allowing the client to make an informed decision.
Landlords and other property owners also hire the firm to market their commercial real estate. They know the firm will evaluate and position their property effectively – targeting likely customers and ensuring broad exposure in the marketplace.
The company has developed and maintains a comprehensive database of each office and industrial building in Orange County, tracking inventory levels and vacancy rates. Each year, the company analyzes this data to publish its Overview of the Orange County, NY Commercial Real Estate Market. The County of Orange and its economic development officials utilize the company’s research as well, and when reporting inventory levels and vacancy rates, their source is Mansfield Commercial Real Estate.
The New York Times, writing about commercial real estate trends in Orange County, also relied on Mansfield Commercial:
While the speculative market fell dormant in Orange County in the late 1990's — and only 65,000 square feet were built last year — officials say they are seeing the new interest. But for now, the build-to-suit industrial market is the predominant one. Elisabeth Mansfield, the founder of Mansfield Commercial Real Estate in Goshen, estimates that the annual amount of built-to-suit space in Orange County grew to almost 1.1 million square feet last year, from 500,000 square feet in 2001 and 30,000 square feet in 2000. Last year, she said, the largest such project in the county was a 526,000-square-foot distribution center in Chester for Amscan, a party supply company based in Elmsford, N.Y.
Retailers, meanwhile, are beginning to move beyond the big-box stores that seem omnipresent in the triangular area formed by Middletown, Newburgh, and Harriman. In terms of other types of stores, the county until quite recently was "tremendously under-retailed," according to Elisabeth Mansfield, the founder of Mansfield Commercial Real Estate in Goshen. Lately, retailers have been focusing on some lesser-known parts of the county, like Chester. And they are also trying to bring more high-end stores as well as those, like Gander Mountain, that are destination spots in their own right.
Mansfield Commercial Real Estate is known throughout the region for its market knowledge and its ability to present that knowledge in a clear and comprehensive manner. Corporations, developers, attorneys, economic development officials, lending institutions, appraisers and other real estate brokers utilize the firm’s services, making it the dominant real estate source in the region.
